Project Description

The BB Tower is the new headquarter office for YTL Corporation Bhd located along Jalan Bukit Bintang, in the heart of Kuala Lumpur. This 0.75 acre project development consists of a 32-storeys office tower over four basement level car parks, with a total built-up area of 25,800 m2.

The Requirement: To connect precast concrete staircases and walls without denting the appearance of architecture.

The Solution

Partnering with Invisible Connections, Halfen Moment Malaysia offered an innovative solution by providing TSS41 to connect all precast concrete staircases with hidden connections in the walls for the entire building, offering clean streamlined aesthetics architecture, without using integral corbels.

The TSS units were developed as a connection detail between precast landings or stairs and walls in stairways, and all that is required in the wall is a recess. The inner tube is retracted into the unit during erection, to be pulled out into the recess when the precast element is in the correct position. A safety stop will prevent the inner tube from excess protrusion. A rubber pad at the support in the wall is available in order to reduce the impact sound transfer from the stairs to the walls. It provides hidden connection, quick erection, and no site work is necessary with bolts, welding or mortar.

Other than TSS41, Halfen Cast-In Channels with ETA-16/0453 approval & CE Marking approvals were supplied for façade fixings, while Moment® Coupler and Plakabox were also used in the development for connection reinforcement.

The Result

The TSS connectors were supplied to YTL for precast and installation work. It was chosen in compliance with the high quality finishes, as Invisible Connections products are being used to satisfy robust, quick, clean and efficient connection.

What is Traditional Technology?

Traditionally, precast slabs such as stair landings used to be supported by a steel angle bolted to the wall or via a concrete corbel. Installation of angles was slow, required high degrees of accuracy, tied up the crane with costly hook-time and could only be used on straight walls. Creation of corbels was time consuming and would only be economically viable in large quantities to ensure adequate reusability of the mould.

TSS telescopic connectors by Invisible Connections were developed specifically to address these problems. They are a proven technology developed in Norway and used extensively throughout Europe due to the independently tested and certified European Technical Approval (ETA) that provides engineers with peace of mind about their capacities.

The TSS units are used for a concrete component with an exposed concrete finish such as a stair landing. When erecting the elements on site, the inner tube is pulled out with a wire to fit a recess in the wall with a safety device to ensure the inner tube is correctly located in the recess.

In Malaysia, the Halfen Moment Group, was acquired by CRH in 2012. The Halfen Moment Group specialises in efficiency-increasing construction accessories for building-site structures and industrialised building systems (IBS).

IBS is a construction technique whereby components are manufactured in a controlled environment, either on site or off site, and then placed and assembled into construction works. It is widely regarded as the way forward in the construction industry. It can reduce both construction time and labour costs.

“Quality is a major concern during the construction process and if there is no established system of quality certification, every initiative to increase the quality of products used on site has to be supported. The Construction Industry Development Board (CIDB) has a crucial role here and in my experience they take this role very seriously. By having a body that focuses on (build) quality and more importantly enforces their policies, the standards and quality of the products are set to improve. With stringent quality control, potential dangers can be diminished as we control and reduce the quantity of low quality (building) supplies that make their way to (Malaysian) building sites,” says Lapon.

“I am convinced that in the long run and given the right strategy, CIDB can further elevate (the construction industry in) Malaysia. In my opinion though, there is opportunity for Malaysia and the CIDB to look at, easier to implement solutions on site that reduce the need of labour tremendously, and can increase build quality. Halfen Moment Group, for instance carry products that reduce labour by over 60% on site while increasing the quality of construction. However, these products now have to compete with cheaper low quality workarounds, and are therefore hard to introduce,” says Lapon.

Improving The Building Quality

The use of low-quality products in the construction process is a concern as it affects the overall build quality of new developments. Lapon says that every initiative to increase the quality of products used at a construction site should be supported.

Quality control does not end with raw material checks, it should extend to the validation of the entire product design. “Let me use an analogy. If I buy a Bentley car, the quality of the steel used in the car is crucial, but it doesn`t tell the entire story about the quality of the car. We at CRH always emphasize on high quality products which are well designed and engineered; from end-to-end,” says Lapon.

The Malaysian Advantage

It is an advantage for multinational companies such as CRH (through Halfen Moment) to establish a presence in Malaysia. Lapon points out to two important commercial considerations: the cost of doing business and the ease of doing business in this country.

“The Malaysian Government has done many things to reduce the cost of doing business. The use of English as the main business language also makes it easy for Western companies to operate here. Furthermore, agencies like InvestKL are ready to support multinationals that set foot in Malaysia. They are an excellent facilitator for companies that need to find a way through a complex web of protocols and organisations.” adds Lapon.

Buidling Talent, A Strategic Asset

Local employees in CRH operating companies also have potential opportunities to work in CRH offices around the world.

“I have worked in Antwerp, Toulouse, Barcelona before working in Kuala Lumpur. When we acquire businesses, we always look internally before filling vacancies with external candidates. There are global employment opportunities for employees that master their jobs,” says Lapon.

“I am blessed with a great team.We have a hardworking and well-educated workforce that is open to change, and are eager to become better. The company competes internationally and this would not be possible without the right people in place,” says Lapon.

I believe that such international exposure can also be very rewarding on both professional and personal levels.

Through a gap analysis and appraisal interviews, we understand the training needs of our people. This allows us to have a structured training plan.. Training never stops in CRH. It’s an on-going process,” says Lapon.

“I believe experience is the key for any talent, hence we often look for talents that who will grow alongside with the company. Whilst we are mindful there will be inherent cultural differences, individuals with high adaptability and embrace change will find CRH an exciting place to work in,” says Lapon.

CRH through Halfen Moment has a partnership with University Malaya aimed at developing young engineers in the country. Here, Halfen Moment works on new innovations and offers training and apprenticeship opportunities to young talent. “We work on joint-innovations for developments such as housing projects. We are considering introducing business cases with practical construction challenges to encourage students to come up with possible solutions. This will help them to bridge the gap between theory and reality. Another idea is the establishment of an innovative body where students or alumni can design, innovate and patent new construction products,” says Lapon.

KAHRAMAA – Water Security Mega Reservoirs Project

Project Description

Due to the continuous growth and development in Qatar, and consequently the huge increase in water demand, Qatar General Electricity & Water Corporation (KAHRAMAA) has decided to launch an ambitious water project to provide 7 days strategic water storage within its network system.

The first phase of the project will provide the 7 days of storage for the expected water demand at horizon 2026, with 5 mega reservoir sites. The second phase will provide the 7 days of water storage for expected demand in 2036 by adding additional reservoirs within the 5 mega reservoirs sites.

The Requirement: In order to prevent corrosion at this salt water structure, this project requires epoxy coated couplers to connect with the epoxy coated steel bars.

The Solution

To match the requirement of this project, Halfen Moment Malaysia designed the first ever epoxy coated Moment® JoinTec Coupler. Stringent testing procedures had been carried out, even when it comes to the smallest details on the thickness and adhesiveness of the epoxy coating, these aspects were all tested and inspected carefully by the production and quality control department.

A total of 2.5million Epoxy JoinTec Coupler were commissioned (300,000 couplers to be delivered each month), hence the production line and operators were expanded to meet the production capacity and for better quality control. These Epoxy JoinTec Couplers had went through a few rounds of quality measures before delivered, below were the main areas focused:
1) Threads to be free from epoxy coating
2) Visibility of the marking on the couplers after coating
3) Dimension and threading check
4) Tensile test for each batch of couplers
Standards operating procedures and strict quality control protocols were the keys to maintain the quality of the couplers and also to keep to the promised delivery timeline.

On top of that, 26 threading machines were also supplied and mobilized on site to produce the threading of 5 million threads. It was a challenge for the threading machines to work under a high temperature between 40-50 degrees in Qatar, therefore these machines were all maintained regularly to avoid any unexpected breakdown during production.

The Result

Halfen Moment Malaysia is proud to be associated with this prestigious project. This mega reservoir project was a great experience for the entire Halfen Moment Group as huge coordination and hard work had been contributed from all departments to make this a success.

The Malaysian Mass Rapid Transit System, SBK Line

Project Description

The first line of the Klang Valley MRT Project is the MRT Sungai Buloh-Kajang (SBK) Line. The line begins from Sungai Buloh, located to the north-west of Kuala Lumpur and runs through the city centre of Malaysia’s capital city before ending in Kajang, a fast developing town to the south-east of the city. The 51km long-line required couplers and quality rebar threading to connect the reinforcement bars within the railway structure. Proof load for each coupler is also required to suffice the specified quality assurance requirement.

The Solution

Halfen Moment Malaysia has supplied 200,000 of Moment® JoinTec couplers and more than 100,000 Moment® Spearline couplers, together with our quality rebar threading services at our production plant. To fulfil the requirement of quality assurance, we have also managed to provide proof loading for each coupler with a strong local team. The purpose of proof loading to be performed on a rebar with coupler especially for bigger rebar size (>40mm dia) is to check the embrittlement of the threads and also helps to control the slip. It is our part of the quality control procedure developed to reassure good quality of threads before we supply it to MRT sites. After all, a good quality connection between rebars is not only determined by the quality of the coupler but equally by the quality of the threads.

The JoinTec coupler which is seismic and impact resistant, has a straight parallel thread to provide an absolute bar break system where the rebar remains the weakest point. It has the most comprehensive system which eased the various applications needed in MRT projects.

Whereas the Spearline coupler which is the slimmest profile of our coupler, provided a full strength system capable of exceeding the nominal ultimate characteristic strength of the connecting reinforcing bars.

The Result

Halfen Moment Malaysia has supplied to most of the MRT stations. The feedback has been extremely positive and we will be continuing to supply couplers to the Malaysia railway industry.

Traditional Method of Connecting Rebars


For more than a century, construction practices in the building of concrete structures have focused on the use of steel reinforcement to transfer tension forces. Lap splicing became the traditional method of connecting the steel reinforcing bars, largely due to a misunderstanding that lap splicing is a “no-cost” splicing. Lap splicing requires the overlapping of two parallel bars. The overlap load transfer mechanism relies on the concrete around it to transfer the load.

However, lap splicing is not always the proper means of connecting reinforcing bars for the following reasons:
• Use of lapped joints is time consuming in terms of design and installation
• Lead to serious congestion within the concrete due to the increased lapped rebar volume
• Lapped joints are very dependent upon the quality of the concrete for load transfer
• Poor compaction of the concrete will compromise the performance of the joint and might result in ‘honeycombs’

Reinforcement Coupler System: The Technology for Present and Future

Today, the use of mechanical splices or widely known as rebar coupler is superior in its load transfer to lapped splicing as it creates a direct mechanical connection between the 2 bars which is similar in its behavior to a continuous reinforcing bar.

In general the use of coupler for rebar will:
• Improve structural integrity
• Improve design options
• Achieve an ideal balance of steel and concrete by eliminating unnecessary rebar
